Low Vacancy Rate
We will let your property within a maximum period of 4 weeks from the date listed. In the event that we fail to secure a tenant in this time, you can nominate the letting fee you believe to be fair based on our performance. Conditions of the guarantee are that you accept our professional advice regarding price and improvements and you agree to act on that advice within 24 hours after notification. If the property requires improvements or renovations, the guarantee will commence from the completion date. To claim on this guarantee, you must request this in writing from us within 7 days of the start date on the lease.

No Fixed Contract
If at any time, you are not satisfied with our performance you will have the right to terminate this agreement, provided you give us 14 days to rectify any concerns. If the concerns are rectified the management shall continue. If you decide to terminate the management, there will be no fees payable by you to us from the date of termination. Either party may terminate the agreement at any time by giving 30 days’ written notice.

Frequently Asked Questions
How do I change the management of my property over if it is currently being managed by another agent?
Simple! If you currently have a property managed by another agent and for any reason would like to change over to us, all you have to do is fill out our transfer form and we will take care of the rest. If you choose to have us manage your investment property we will organise for your tenants to be notified and for the keys to be collected from your managing agent. Everything else carries on as usual. Changing your management agent couldn't be easier.
What happens if my tenant doesn't pay rent?
We have invested in technology, which allows us to monitor tenant arrears on a daily basis. The software that we use starts to notify tenants immediately when there rent is late. If a tenant was to make it to the 8th day of arrears (the legal minimum) a Notice to Remedy Breach will be issued to the tenant giving them 7 days to bring the rent up to date. We find in these situations communication is key.
How do you determine the best rent for my property?
We always strive to get you the maximum rent possible, however, we also must keep in mind, setting the correct market rent to get your property rented as soon as possible.
To do this, we consider this;
- Demand: Is there currently a high or low demand for rental properties? What is currently available in the area and who is looking?
- What is available now: We look at properties currently available for rent and consider their location and features for comparison to calculate a maximum rent for your property.
- What we have rented right now: We compare your property with local knowledge of what is currently on the market or what we could compare your property to we also look at your locations and the key features of your investment.
Looking at the above points we then gather the information to deliver you with what we believe your current rental achievement would be.
Do I need Landlord's Insurance?
As with any insurance policy, it is not compulsory to have landlord insurance on hour property. However as property specialists, it is our recommendation that every investment property owner has a specific landlord insurance policy in place for their property.
Landlord insurance protects you in the event of a tenant not paying rent, departing the property early or damaging the property. It also includes public liability and limited cover for contents.
While there are many options, we suggest choosing very carefully. Be sure to look at how well a policy can cover unpaid rent, liability claims, damage to contents and extreme weather and most importantly have a look at the excess conditions.
How long will it take to find a tenant for my property?
This question we get asked daily and we say to our owners how long is a piece of string.
This will all depend on several key factors, the current market, is the property priced accordingly to the market, our marketing style for the property and how the property is presented when potential tenants drive by.
What happens when the Tenancy Agreement expires?
The Agreement continues with an agreement signed to extend the tenancy or each party will then be required to give the following notice period to terminate the Agreement:
- Tenant: 2 weeks
- Owner: 2 months notice
This is to be done using the correct form for tenants and owners a like.
Legislative Compliance
Pool Compliance
It is a mandatory requirement when leasing a property in Queensland with a pool and/or spa that it is compliant with a current compliance certificate. We can organise with a local company to get this done for you with no stress at all.
Blind Compliance
The mandatory standard for internal blinds, curtains and window fittings (corded internal window coverings) was declared on 8 July 2010 and applies to relevant blinds, curtains and some fittings supplied after 30 December 2010. The mandatory standard that deals with the installation services of window coverings was made on 28 March 2014 and came into effect on 1 January 2015.
If you are unsure if your window fittings are compliant we can assist you to ensure your property is compliant but most importantly safe.
Smoke Alarms
All Residential Properties must be fitted with photoelectric type smoke alarms and must be either hard-wired or powered by a 10-year lithium battery depending on the type of property and when it was built. It is a requirement that the smoke alarm is tested and a new battery installed at the commencement of each tenancy and when a lease is renewed in Queensland.
Safety Switch
All properties leased in Queensland must have a safety switch installed, if there is not a safety switch it must be installed by a licensed electrician prior to leasing the property.
It is not mandatory for Rental properties in New South Wales to have safety switches. However if your property does not have a safety switch we strongly recommend you have one installed.
